A UNIFIED APPROACH TO CONSTRUCTION

The Design-Build delivery method offers a streamlined alternative to traditional construction strategies. It creates a single point of responsibility and encourages an efficient and collaborative teaming environment. In this model, the Owner will have a primary contract with the Design-Builder. This Design-Builder then partners directly with the Architect and Engineer to execute the vision. By unifying the workflow under one contract, this method eliminates conflicts, ambiguities, and errors while ensuring the entire team focuses on project success.

THE INTEGRATED DESIGN-BUILD TEAM

Success in this delivery method relies on deep collaboration. The entire team works together on the design from the very start of the project. This integrated group includes the construction team, architects, and engineers working in unison. The Design-Builder is selected based on experience and expertise rather than just the lowest bid. This specific team structure streamlines communication and provides for the quick resolution of any issues that may arise during planning or execution.

SPEED AND PROJECT FAST-TRACKING

One of the distinct advantages of this method is speed. Design-Build projects can often be fast-tracked because the construction process can begin while design details are being finalized. Unlike traditional methods where design must be 100% complete before breaking ground, this approach overlaps the phases. This parallel processing significantly reduces the overall schedule and allows the owner to utilize the facility much sooner.

COST CONTROL AND RISK REDUCTION

This delivery method provides superior control over the budget. The builder offers efficiencies and cost-saving measures before the design is finalized. This proactive involvement helps identify value engineering opportunities early in the process. Furthermore, the collaborative nature of the team drastically reduces change orders. With the designer and builder on the same side, the project avoids the expensive gaps and disputes that often occur in other delivery methods.
